RENTAL POLICIES
- NO SMOKING:
This is a smoke free property.
NO EXCEPTIONS. There is a $1,000.00 disinfecting charge for smoking in
the unit.
- Rent includes water, sewer and
trash removal; tenant pays for electric, gas heat, rental insurance and
the internet/cable.
- Government issued ID, and income
verification along with references are required for all renters.
- All persons who will be living
in the condo must complete a rental application and sign the lease -
this application includes eviction, and a credit check. Credit scores
below 700 are not considered.
- First month's rent, security
deposit, proof that the utilities have been put in your name and proof
of rental insurance are due at lease signing.
- First month's rent and
security deposit must be paid with bank certified funds.
- INSURANCE:
Rental
insurance is required.
- PARKING:
One car per unit, access the parking via the alley behind the house.
- VACATION RENTAL SUBLET:
Tenant
agrees that the leased property cannot be used as a sublet for any type
of vacation rental including but not limited to Airbnb and VRBO. If an
unauthorized occupant is found subletting the unit, the tenant agrees
to pay an overnight fee of $500 per person, per night for each
unauthorized occupant.
- QUIET TIME:
Between
the hours of 10pm and 9am please respect the quiet time of the other
tenants within the building. Violations of these rules are grounds for
expedited eviction with no refund of any kind.
- DAMAGE:
Report
any damage or other defects that you notice to
us as soon after move-in as reasonably possible. All breakage and
damage incurred during your occupancy must be reported. You are
responsible for any damage done by anyone in your party during your
tenancy. Normal wear and tear to be expected.
- TRASH:
Recycling is mandatory. Please
be sure you are aware of days and times for recycle and trash pickup.
During
the summer starting mid-June and ending on the Saturday following Labor
Day, trash and recycling
collection is provided according to the following schedule:
Tuesday and Friday (yard waste
Tuesday)
The winter trash and recycling collection schedule is:
Wednesday is south side of 9th
to north side of 17th Streets
- Tenant acknowledges that the
landlord lives in unit 1027B of this building, located at 1025/1027
Simpson Avenue, Ocean City, NJ 08226. The landlord will be maintaining
the property on a weekly basis and the landlord will be utilizing the
amenities of the property daily.
- NO GUARANTEES:
No
refunds will be given for any inoperable amenities including hot tub,
pool, blackouts, water shortage,
construction at adjacent properties, closed local area amenities or
venues, or mandatory evacuations. We do, however, make every reasonable
effort to assure that all amenities are working and remain in good
working order and that we describe all amenities to the best of our
abilities at the time the property is rented.
- RISK OF LOSS AND INDEMNIFICATION:
Tenants agree that all personal property, furnishings, personal affects
and other items brought into the Property by Tenant or their permitted
guests and visitors shall be at the sole risk of Tenant with regard to
any theft, damage, destruction or other loss and the Property Owners or
Rental Agent shall not be responsible or liable for any reason
whatsoever. Tenant hereby covenants and agrees to indemnify and hold
harmless the Property Owners or Rental Agent and their agents,
successors, employees and contractors from and against any costs,
damages, liabilities, claims, legal fees and other actions for any
damages, costs, attorneys fees incurred by Tenant, permitted guests,
visitors or agents, representatives or successors of Tenant due to any
claims relating to destruction of property or injury to persons or loss
of life sustained by Tenant or family and visitors of Tenant in or
about the Property and Tenant expressly agrees to save and hold the Property
Owners or Rental Agent harmless in all such cases.
- COVID-19:
Guests acknowledge they are fully informed as to the potential adverse
circumstances associated with the Corona-virus Pandemic and agree to
indemnify and hold harmless the Property owner and its agents from any
and all claims and liabilities which may arise as a result of any such
Corona-virus Pandemic related adverse issues which may occur during or
after the term of the lease.
- RELEASE:
Tenant hereby waives and releases any claims against Rental Agent, the
Property owner and their successors, assigns, employees or
representatives, officially or otherwise, for any injuries or death
that may be sustained by Tenant on or near or adjacent to the Property,
including any common facilities, activities or amenities. Tenant agrees
to use any such facilities or amenities entirely at the Tenant’s own
initiative, risk and responsibility.
